ESI's sister company Jameson Suppy (https://jamesonsupply.com/) is seeking skilled Project Manager. The Project Manager is responsible for the successful delivery of assigned projects from contract award through final closeout across Jameson’s multifamily and commercial markets. This role owns the project schedule, budget, and communication between the office team, field team, and general contractor. The PM is the primary day-to-day contact for the GC and manages the full flow of submittals, procurement coordination, change orders, RFIs, field coordination, and billing.

Responsibilities
- Manage assigned projects from contract award through final closeout
- Lead the submittal and detailing process by compiling door/hardware schedules, cut sheets, shop drawings, and coordinating architect approval
- Coordinate with the Procurement Engineer to sequence and time material orders in alignment with the project build schedule
- Serve as primary point of contact with the GC/owner team by responding to RFIs, ASIs, pricing requests, change orders, and back charges
- Coordinate directly with the Field Lead and Shop/Warehouse Manager on installation scheduling, fabrication status, and delivery timing
- Conduct or coordinate field verification visits to confirm site conditions prior to fabrication or delivery
- Review and approve monthly pay applications with the Project Accountant
- Participate in monthly job cost reviews comparing actuals to budget
- Compile closeout documentation such as warranties, as-builts, and O&M manuals
- Assist with estimating as capacity allows
Day to Day Activities
- Review open RFIs, change orders, and correspondence and respond or escalate as needed
- Coordinate with procurement on purchase order status and delivery timelines
- Touch base with field and shop leadership on scheduling and fabrication progress
- Follow up with GC teams on submittals pending approval
- Update project schedules and flag risks to timeline or budget
- Prepare or review billing information ahead of the monthly deadline
- Conduct or schedule field verification visits
- Participate in job cost reviews
- Document change order requests and track approvals
Qualifications
- 2+ years of project management or project engineering experience in a specialty subcontractor or construction environment
- Familiarity with Division 8 products (doors, frames, hardware) highly preferred
- Experience with submittal packages, RFI management, and change order administration
- Proficiency in project management software; experience with Bistrack a plus
- Strong communication skills and must be comfortable working with GCs, architects, and field crews
- Detail-oriented and organized, with the ability to manage multiple active projects simultaneously

Physical Demands
- This position may require frequent travel by motor vehicle.
- The role may involve extended hours on construction sites, requiring physical stamina to move throughout the premises.
- The ability to lift and/or move materials and tools is essential, with a maximum weight limit of 50 lbs. These tasks may vary and are not required to be performed daily.

Travel Requirements
